Maintenance: Includes 2 Plans to choose from:

Specializing in Preventive on Site Monthly Inspections and Keeping Guest in House Happy!

1) FLAT FEE: This plan includes an INSPECTION of your property on a Monthly Basis and also includes NO Service FEES on **GENERAL MAINTENANCE Issues before 8 PM.

This plan is intended to LEVEL the maintenance cost for your property.

This plan starts at $150 for 1 to 3 bedroom cabins and starts at $200 for 4 bedrooms or larger. (Fixed Cost per month and parts are billed separately at the end of month).

Additional Benefits:

  1. All Maintenance Parts and Hot Tub Filters are Discounted 10%.
  2. Minor Hot Tub Repairs are included in the plan.
  3. Hot Tub Deep Cleaning $35/hour plus chemicals.
  4. Basic Lawn Service Starts at $35.
  5. Carpenter Bee Treatment and Repair $35/hour.
  6. Spring or Fall Leaf clean up - $25/hour.
  7. Trash clean up around property - $25/hour.
  8. Minor Property upgrades/improvements $35/hour.
  9. Discounted Services Provided: Pressure Washing, Property Clean up, Limb & Tree Clean up.

2) 60/60 PLAN: This plan includes an INSPECTION of your property on a Monthly Basis to resolve any issues BEFORE "OUR" guest ever arrive. The inspection fee is $60 for any size cabin. This plan also includes Service Fees for $60 on any other issues that my come up during the month before 8 PM.

****NOTE: PLANS ARE NOT AVAILABLE FOR CABINS LOCATED IN GATLINBURG/SKI MOUNTAIN AREA.

NOTES: **All Maintenance Plan's Service Fees are for Labor only, Parts are billed separately at a FAIR Price.

Also, MAJOR Hot Tub, Electrical, Plumbing, and HVAC Repair and/or use of Outside Vendors, and

MAJOR Appliance installation are not covered in the Flat Fee Plan.

FLAT FEE (PLAN 1) IS DUE BY THE FIRST OF THE MONTH. THERE ARE NO CONTRACTS TO SIGN AND NO REFUNDS GIVEN. A 30 DAY NOTICE IS APPRECIATED BUT NOT REQUIRED TO CANCEL SERVICES.

ALL OTHER PLANS ARE BILLED AFTER SERVICES ARE RENDERED.

NOTICE: EASTER, THANKSGIVING, AND CHRISTMAS HOLIDAYS ARE NOT INCLUDED IN ANY PLAN BUT THERE IS A DISCOUNT IF A SERVICE CALL IS NEEDED ON THESE 3 HOLIDAYS.
